Basement Apartment with fenced backyard. Pets Ok.

Fully equipped apartment in the separate basement of an historic bungalow in Inman Park, Atlanta. Super safe. Queen sized bed in bedroom with en-suite bathroom and TV. Living room with sofa and TV. Kitchen with stove and oven.

No dishwasher. Washer and dryer in the kitchen - small loads only. Basically a perfect space to stay for a short time!

*Noise overhead from owner occupants....adult footsteps, an infant, and a cat making noise potentially anytime 24/7. Vacuuming upstairs is on Tuesdays.

• When requesting to book please tell me a little about yourself, the purpose of your stay, and the "booking phrase."

• I do have free off-street parking, but guests prefer free street parking since it is a short walk to the unit.

• The Queen-sized bed in your bedroom can comfortably accommodate two guests.

• The wireless internet is 490 MBPS which is pretty fast!

• The TV in the living room offers Netflix. You can sign into other apps with your subscriptions. The TV in the bedroom has an Apple TV but must first be turned on using the button on the lower right of the TV. You will need to log-in to your own subscriptions on the Apple TV.

• Fresh sheets and comfortable pillows are provided. Extra blankets are also available in the red closet.

• Bath and hand towels are provided.

• The private en-suite bathroom is stocked with everything you might need, including: shampoo, conditioner, body wash, hand soap, and more. I can give you other amenities such as q-tips by request.

• The living room has a sofa and a TV. No Cable, just streaming.

• The full-sized fridge is reserved exclusively for your use; so feel free to pick up some yogurt or milk if you want some cold snacks. I offer a regular drip coffee maker with a reusable filter - bring your own coffee grounds. There is a Brita water filter pitcher.

• The washer and dryer is located in the kitchen. Please, please only small loads. That means to fill it only halfway with dry laundry. Then run the load. Better to do many small loads then break it with a large load.

• I accept pets for a pet fee per stay. Cats and dogs welcome. Maximum 3 animals. I have a fenced backyard you may enjoy. There is a fire pit. Wood can be purchased at the local Ace Hardware store. I can loan you matches if needed.

• You're only two streets from the Inman Park MARTA Station (the inter-city transit train & bus system) so going anywhere in Atlanta in a breeze!

• There are over a dozen restaurants & coffee shops within walking distance as well as a small grocery store nearby for all your food and drink needs. This is a very well-known neighborhood and is featured in magazines on a national level.

The guest has access to the backyard. It is fenced and you can let your dog out without a leash. Do check the backyard for safety (fences are closed, etc). Do not leave the dog unattended. No on-going barking allowed inside or outside - occasional barking is fine. Please read on for pet fees. Dogs may not be left alone for more than 6 hours at a time.

No smoking or vaping, inside or outside.

Wifi speed is 460 MBPS which is pretty fast.

Remember that this basement apartment has potential for noise with a family living above (footsteps, infant, and a cat).

• I am a member of the YMCA and can offer a free guest pass if we meet there. Feel free to reach out to me if you want to coordinate a free visit to the YMCA. They have a gym, pool, sauna, steam room, and hot tub.

• Inman Park was Atlanta's first planned suburb in 1890. Today it is known as Atlanta's "small town downtown" with beautiful Victorian and Bungalow style homes situated next to numerous parks and ponds scattered throughout the neighborhood. It is an upscale neighborhood that is consistently rated as one of the safest in Atlanta.

You can easily keep yourself busy for a few days without a car. The Atlanta BeltLine (a wide pedestrian and cyclist pathway that connects major neighborhoods in Atlanta) provides easy access to Midtown & Piedmont Park which hosts numerous food, art, & music festivals throughout the year.

The hip "Krog Street Market" (0.5mi away) and "Inman Quarter" (0.7mi away) offer a myriad of close-by restaurant choices including:

• Despite the steady flow of visitors to the neighborhood, crime is historically low as it is is well-patrolled by both uniformed Atlanta Police Officers and the Inman Park Security Patrol (off-duty Officers).

• Also... you are are a mere 15 minute walk away from the world famous "King of Pops" world headquarters. They serve popsicles with unique flavors like Chocolate Sea Salt, Thai Tea, Banana Puddin', and Mango Habanero. It's worth a visit to Inman Park just for a pop!

• The closest Train/Bus station is "MARTA Inman Park/Reynoldstown." It's very close; only two streets away (about a 5 minute walk). If you're coming from the Airport it's located on the East/West line; just transfer at "Five Points" and head East (fares cost $3.00). It takes ~45 minutes to travel from the Airport to the house via MARTA (Uber & Lyft take about 25 minutes).

• You can visit the “Atlanta Bicycle Barn” at 151 Samson Street for $10/hour bicycle rentals (2 hour minimum). Atlanta is fairly flat with just the occasional hill so it is well-known for being a biking city.

• The closest Airport is Hartsfield-Jackson Atlanta International Airport (ATL).

• Remember, this is a basement apartment with seven foot ceilings and some air ducts that hang in the six foot range. There is no dishwasher. The host controls the apartment temperature. The basement is usually ~68 to ~75 F. We provide blankets and comforters. We provide a dehumidifier so you can keep humidity down. You WILL hear footsteps from above as your space is below a family. You will also hear a cat meowing and an infant crying intermittently at anytime 24/7. Vacuuming upstairs happens on Tuesdays during the day. We do not foster dogs anymore so no dogs will be on-site. Include the phrase "Footsteps and noise overhead" in your request to show us you accept these quirks about our basement.

• Screaming and yelling can be heard by me upstairs. Please keep yelling to a minimum.

• This is pet-friendly so you will see dog or cat hair! We vacuum and clean between each stay but it is hard to get all the hair. Expect hair from the guest immediately before you who had a cat and a dog. Most guests travel with pets. Pet fees listed when you add the pet to the reservation. We use scented laundry detergent.

• We mostly host solo travelers but couples are fine too. If you want to have a friend come visit, make sure you include that person on the reservation. The first 2 residents are no charge. There is a fee for a 3rd visitor and I do prefer to keep it as 1 or 2 people only. I have a foam bed (Twin) I can pick up from storage if you need it.

• After booking your stay, you will add guests in your travel group to the reservation. They will be able to join the Airbnb message thread. We only give out check-in instructions via Airbnb messages, so make sure your group is included on the reservation. Your travel group will also receive access to the Wi-Fi password and the property address.

• There is a drip coffee maker with a reusable filter. Bring your own coffee grounds.

• Airbnb Resolutions is used if something is damaged or missing. The resolution process could also be used for extra cleaning services depending on the condition in which you leave the apartment. If you have any other questions, just ask! Our response time is usually within a few minutes.
